Everything can be done over phone, video and email, so distance is never a barrier to getting your loan sorted.

Meet Mel and the Zest team, who've helped hundreds of interstate buyers secure finance for their Springfield and Ipswich property.
Buying from another state adds a few extra steps. You may be purchasing sight unseen, working with contract terms and cooling-off periods you are not used to, and relying on a valuation of a property you have not walked through. Lenders also vary in how comfortable they are with an interstate purchase.
Everything can be done over phone, video and email, so distance does not have to slow you down. As local brokers based in Springfield, we know the area you are buying into and compare 60+ lenders to find one that suits your purchase.
At Zest Mortgage Solutions, we believe buying from interstate should be just as simple as buying locally. Here are a few recent Zest Google reviews we think you'll love!
A phone or video call with Mel & the team is the perfect place to start. We'll explain the local market and map out your finance from wherever you are.

Our interstate buyer home loans suit people relocating to Queensland or investing in the Springfield and Ipswich area from another state. We handle the finance remotely and coordinate with local agents, solicitors and valuers. If you're investing, see also our property investor loans page.
Every lender is different, so we'll confirm the exact list for your situation before you apply.
Springfield and Ipswich attract buyers from Sydney, Melbourne and beyond, drawn by relative value, new estates and growth. As locals, we can give you on-the-ground context while you buy from a distance.
If you live in another state, a few Queensland rules are worth knowing before you make an offer. Residential contracts in Queensland generally have a cooling-off period of five business days, but it does not apply when you buy at auction, so your finance needs to be in place before auction day. Transfer duty is paid to the Queensland Revenue Office under Queensland rules, which are different from the stamp duty rules in your home state, and foreign buyers pay additional duty. We include these costs when we work out what you can afford.
Because you may not see the property in person, the valuation matters even more. Lenders order their own valuation, and if it comes in below the price you agreed, you need to cover the difference. We help you plan for that and suggest that you arrange independent building and pest inspections. If you are buying in a newer estate in Greater Springfield or the Ripley Valley, or an established home closer to Ipswich, we can explain how lenders tend to view that type of property.
Most interstate clients either plan to move here or buy an investment property and rent it out. If you are investing, how your loans are set up across states affects your future borrowing, so see our property investor loans page. If you already own a home in another state, we can look at using its equity as your deposit. Overseas buyers can read our guide to foreign income and expat lending.
We work with interstate buyers by phone and email, and our local offices in Brookwater (Building 9, Level 1, 22 Magnolia Drive) and the Ipswich CBD (Level 3/16 East Street) mean someone on the ground knows the area you are buying into.
